Due to the recent property market fluctuations, many home owners have gone from using their properties as primary residences to letting out the properties to better cover their obligations. Other owners have used the opportunity that arose from the recession to increase their property portfolio so that they can benefit from the increased demand for rental properties.
Some homeowners just lease their properties for a year or 2 while waiting for the marketplace to adjust to the price that they would like to earn on selling their property.
Whatever your motivation for leasing out your property, by cautious of trying to do it yourself, as there are many pitfalls that first time owners and tenants are not aware of and having a lease agreement in place that is not in accordance with the various Laws & regulations applicable, can cause both parties unnecessary concerns.
With the New Consumer Protection Act that came into effect April 2011, there now is additional concerns and requirements for lease agreements and if not abided by, can affect both owner and tenant equally.
We assist you in determining the correct price for you to quickly and effectively lease your property. Due to the current market indicators, property rentals are extremely price sensitive, thus having your property listed at the right price makes all the difference between finding the ideal tenant or losing a month’s rental income.

We have a network of area specialist agents that refer any potential tenants to our dedicated rental agents.
We strive to give you the best service possible, which is why we allow other agencies to also assist you in procuring a tenant, with whom we will share the procurement fee if their tenant’s application is accepted by you, the owner.
Our goal is to assist you in achieving peace of mind in the quickest time with the least amount of inconvenience, but at the same time to assist you in managing the aspects of your property that you may require assistance with.
We have various measures in place to ensure the quality of the prospective tenants including screening the tenant with various credit bureaus, evaluating their payment profile and history, if available, obtaining references from previous landlords, as well as ensuring that they can afford your property based upon their income.
Once the tenant has passed on screening process and qualified for the property, we will supply the owner with an up to date lease agreement containing all the relevant clauses that the owner and tenant should be aware of.
Depending on whether the owner chose to manage the property themselves or having us manage the property, one of the following will apply:
- If an Option A has been selected, the tenant will, once approved, pay over to our account the deposit, admin fee and 1st month’s rental, after which we will deduct our fees and pay the balance to the owner, who then needs to invest the full deposit amount in an interest bearing account, the interest to accrue for the benefit of the tenant. The tenant will then on a monthly basis pay over the rental directly to the owner.
- If an Option B has been selected, the tenant will, once approved, pay over to our account the deposit, admin fee and 1st month’s rental, we will keep the deposit in trust, interest to accrue for the tenant’s benefit, and pay over the normal monthly rental to the owner, after relevant deductions has been made.
If Option B has been selected, the owner may either select financial management @ 5% plus VAT, or Property Management @ 10% plus VAT.
Financial Management includes the following responsibilities:
- Receiving and disbursing the rent
- Inspecting the property periodically
- Verifying and paying creditor accounts on the Owner’s behalf at his written request
- Accounting for income and expenditure and reporting to the owner
- All financial transactions are managed on www.Payprop.com, South Africa’s largest rental management system, that allows for ultimate control and protection for both owner and tenant
Property Management includes the above responsibilities as well as the following:
- Liaising with tenants and owners regarding maintenance procedures
- Discussing wear and tear with the owners to ensure property stays in a state of good repair
- Determining with the owners if the tenant is liable for any damages, based upon the inspections
- Arranging for quotations for requested maintenance and/or damages that need to be fixed
- Receiving accepted quotes from owners for maintenance work to be done
- Confirming completion of maintenance work done by accepted contractors
