RENTAL PROPERTY LISTING & TENANT PROCUREMENT
- Chas Everitt Northern Suburbs (hereinafter referred to as the Agent) will list the available property after meeting with the landlord and discussing the rental procedure, including the landlord’s obligations in terms of the lease agreement.
- The Agent will view the property and advise the landlord of the expected rental return based upon current market trends as well as the state of repair of the property.
- The Agent will advise on any repairs required to be able to lease the property at the best possible rental, as well as have the landlord comply with the relevant clauses of the rental agreement.
- The landlord is responsible for any repairs to the property prior to the Agent renting out the property. Please ensure that the property is clean and that any carpets are steam cleaned, as this enables the agent to ensure same cleanliness upon expiration of the lease.
- The Agent will advertise and take prospective tenants to view the property, after having received their completed application forms.
- The Agent arranges for the following screening processes:
Personal interview.
- Obtaining information from Tenant Profile network, including credit bureau reports and tenant payment profile information.
- Confirming affordability of required rental against pay slips and/or bank statements.
- Obtaining references from previous landlords or agents.
- The agent then discusses prospects with the landlord and the landlord decides which tenant is preferable, after which the agent will have the lease agreement signed by that tenant.
- The landlord can decide what the deposit required needs to be on a per case basis, the standard deposit being equal to 1 month rental. If however the landlord accepts tenants that did not qualify for the property, the landlord may decide to increase the deposit up to 2 months rental to mitigate the risk of having unqualified tenants rent the property.
