RENTAL PROPERTY ADMINISTRATION

  • The deposit becomes payable after acceptance of the lease by the landlord.
  • The deposit will be invested in an interest bearing account for the tenant, the balance of which will be paid out in accordance to the lease agreement.
  • An ingoing inspection will be done before the tenant occupies the property with both the landlord and tenant present. Two interim inspections will be scheduled during the 12 month contract period.
  • The tenant will have 7 days after the ingoing inspection to note any defects that were not included on the ingoing inspection. This is only for record purposes and the landlord has no obligation to repair such defects, apart from material defects affecting tenantable occupation of the property.
  • The tenant will inform the Agent of any maintenance related concerns at the property, the agent will then inform the landlord, after which will be decided whether the matter needs to be attended to and whether the tenant or landlord is liable for the cost thereof.
  • The agent will arrange for any maintenance to be done. Under no circumstance may the tenant arrange maintenance without the consent from the landlord, nor may the tenant deduct any payments therefore from the rental.
  • The agent will arrange for any 3rd party payments to be made on behalf of the landlord and tenant for which written instruction has been received.
  • Monthly statements are issued electronically on the 5th of each month; please supply the agent with a valid E-mail address to where these can be sent. Annual statements can be requested in writing.
  • Before expiration of the lease either landlord or tenant must give the other 30 days written notice of their intention to extend or cancel the lease.
  • The agent will have a new lease agreement signed by both landlord and tenant, in accordance with the latest legislation.
  • If the lease is terminated by either party then the outgoing inspection will be arranged by the agent.
  • The tenant needs to vacate the premises and ensure that the property is in the same state of repair as when it was occupied. Professional cleaning will be arranged for the property that will include steam cleaning of all the carpets, the cost of which will be deducted from the deposit.
  • The balance of the deposit, after deduction of the cleaning and other relevant costs, will be paid over to the tenant in accordance to the contract.
